Fake Mixed Use

Fake Mixed UseThe last post briefly discussed the importance, as well as lack of, Mixed Use in our communities.  Because of zoning and building code requirements/limitations, as well as cost considerations, it is initially easier and cheaper to build single use buildings.  But the longer term advantages are clear: a more dynamic and interesting street scene, a safer pedestrian experience, and, a greener, more efficient use of the land.  If a person can walk a short distance to get a quart of milk, saving the time and pollution of a car trip to a more distant market, that adds value for the inhabitant and the surrounding community. Although we don’t see as much mixed use as there should be in our towns and cities,  there are people  who somehow instinctively know its importance, because we do see  what I call “fake mixed use” out there:  second floor parking garages with windows and little balconies to make them look like apartments as illustrated in the photo above; or even second floor living spaces (with flower boxes) PAINTED on the side of a single story, single use shopping center wall as shown on the previous page.  Why can’t we build the real thing to add higher value for all concerned?
